The financial plan can be found in the “loan details” section of the advisor portal. It is a key element of the loan request, because the financial plan ensures correct calculations of all costs associated with the mortgage, and allows you to define the loan amount as well as the own funds that the client will need to provide.
The financial plan is like a balance sheet, all costs are on the left, all funding is on the right. This is referred to as the “usage” and the “resources” in the user interface. The usage always equals the resources, so all costs are covered by the sum of the loan amount and the client’s own funds. The user can lock either the loan amount, or the own funds.
The financial plan supports two specific use cases:
- You can define a loan amount, and based on the property price and additional costs, calculate the required own funds
- Or, you can define the own funds, and again based on the property price and additional cost, calculate the required loan amount
* The cost calculations in Belgium vary depending on the region where the property is located. The financial plan automatically applies these calculations based on the property's location, which is indicated in the Property Details tab.
